Knoxville’s Industrial Real Estate Market Is One of the Tightest in the U.S. – Here’s Why That Matters

Numbers don’t always tell the full story in commercial real estate. But every once in a while, a single data point cuts through the noise and tells you exactly what you need to know about a market.

For Greater Knoxville’s industrial real estate market, that isn’t the case.

2.51% is the current vacancy rate across the surrounding five counties:

  • Knox County
  • Sevier County
  • Anderson County
  • Loudon county
  • Blount County

The U.S. average vacancy rate for the industrial sector is 6%. The gap between East Tennessee and the rest of the country is a signal that our regional market is operating under a different set of supply-and-demand dynamics than most of the country.

A Market Running at Full Capacity

Greater Knoxville has over 110 million square feet of industrial inventory. Less than 2.8 million of it is actually vacant. This lack of availability shapes everything: how quickly properties lease, how aggressively tenants have to move, and how much pricing power owners carry into any negotiation, whether leasing or selling.

Average lease rates are currently sitting at $9.32/SF (Triple-Net). That figure matters more when you look at what new construction is asking for rent: $11.12/SF on average, and closer to $12/SF for smaller spaces under 50,000 SF. The spread between existing product and new construction is one of the clearest indicators of where the market predicts lease rates are heading.

For property owners of existing industrial assets, that spread represents an upside during lease renewal or re-tenanting.

What’s Driving the Demand for Industrial Real Estate Space in East Tennessee?

Tight vacancy isn’t sustainable on its own. Other factors have to keep pulling tenants into a market to keep absorption positive. In East Tennessee’s case, it’s a combination of factors that have been building for several years and show no signs of reversing anytime soon.

Reshoring and domestic manufacturing expansion

Reshoring and domestic manufacturing expansion are the most direct contributors to the ongoing low vacancy of industrial spaces. Companies that spent the last two decades optimizing global supply chains are now reconfiguring for resilience. That means bringing production closer to home. East Tennessee’s manufacturing heritage, skilled trades workforce, and established industrial corridors make it a natural destination for this kind of activity.

Logistics and distribution growth

Logistics growth along the I-75 corridor has been significant. The stretch from Loudon County through Knox County and up toward Anderson County sits at the intersection of regional freight routes. Compared to positioning in Nashville or Chattanooga — where industrial land costs have run significantly higher — the value proposition for distribution out of East Tennessee is hard to argue with.

Southeast-wide population momentum

The population growth throughout the Southeast provides the broader tailwind. Our region continues to absorb new residents and business activity from higher-cost coastal and Midwestern markets. That growth creates demand for industrial space at every scale, from small flex users to large-format distribution centers.

Development Signals the Market Demand is Real

One way to gauge whether market confidence is real or just retrospective? Look at what developers are committing to build in the area.

Right now, Greater Knoxville has nearly 2 million square feet of industrial space either under construction or in the proposed pipeline. This marks a calculated bet by developers who’ve underwritten the market, stress-tested their assumptions, and concluded that demand will be there to absorb it.

It also means the competitive landscape for tenants will gradually shift over the next 18 to 36 months. For property owners evaluating timing decisions, that’s worth factoring in.

If You Own Industrial Property in East Tennessee, Now is the Time to Be Strategic

Markets like this don’t stay this tight forever. The development pipeline will deliver. Cap rates, currently estimated at around 7% (up from the mid-6% range at the market’s peak), will continue to normalize. And the tenants actively looking for space today will eventually find it somewhere.

That’s not a reason to panic. It’s a reason to be intentional with the assets you own.

Owners who take the time now to understand where their asset sits within the current market, what it would trade for, what a competitive lease renewal looks like, and what the next two to three years of net operating income could realistically look like will be in a far stronger position than those who wait for certainty before making decisions.

Whether the right move is to hold, recapitalize, exchange into a different asset, or bring something new to the market, the strategy should look different depending on your specific position. There’s no universal answer for everyone, but there is value in asking the right questions with current data in hand.
